How We Manage Your Project
Step 1: Initial Consultation & Scope Review
We meet to discuss your project — what you're building, your budget range, your timeline, and any concerns. If you already have plans, we'll review them in detail. If you're starting from scratch, we'll help you define the scope. This meeting is free and sets the foundation for everything that follows.
Step 2: Detailed Estimate & Contract
We develop a comprehensive, line-item estimate that covers every phase of the project — materials, labor, permits, site work, and contingency. No vague allowances or hidden fees. You'll review and approve a fixed-price contract before any work begins, so you know exactly what you're paying and what you're getting.
Step 3: Permitting & Pre-Construction
We pull all required permits, coordinate with the county building department, and manage any pre-construction requirements — site surveys, soil testing, utility coordination, and site prep. By the time we break ground, every approval is in hand and every sub is scheduled.
Step 4: Active Construction & Oversight
This is where we earn our keep. We're on-site managing daily operations — quality control, schedule adherence, safety, and coordination between trades. You'll receive regular updates and have direct access to us at all times. Every phase is inspected against code and against our own standards before we move forward.
Step 5: Completion & Handoff
Final inspections, a detailed walkthrough with you, and resolution of every punch list item before the project is complete. We don't consider a job done until you sign off on it. And after handoff, we remain available for any questions or warranty items that come up.
