Feasibility & Pre-Construction Review

Thinking about a commercial project but not sure if the numbers work? We evaluate your concept against real-world construction costs, site conditions, permitting requirements, and timeline expectations. You get an honest, experienced assessment of whether your project is viable as planned — and what needs to change if it isn't. This review can save you from pouring money into design and engineering for a project that was never going to pencil out.

Budget & Plan Auditing

Already have plans and a budget from a contractor or architect? We'll review them line by line with a builder's eye. We identify unrealistic allowances, missing scope, vague specifications, and cost estimates that don't align with current market conditions. If something doesn't add up, we'll tell you exactly where and why — before you sign a contract.

Owner's Representative Services

Once construction is underway, we can serve as your independent eyes and ears on the project. As your owner's rep, we attend key site meetings, review progress against the contract and schedule, flag quality concerns, and provide regular reports so you always know the true status of your build. We work for you — not the contractor — which means our only incentive is making sure you get what you're paying for.

We start with a detailed discussion about your project — what you're trying to build, where, for what purpose, and with what budget. We'll ask direct questions about your goals, your timeline, and where you are in the process. This initial conversation is free and typically takes 30 to 60 minutes.

Step 2: Scope & Engagement

Based on our initial conversation, we'll define a clear scope of consulting work — whether that's a one-time feasibility review, a plan and budget audit, or ongoing owner's rep services during construction. We provide a flat fee or hourly rate proposal depending on the scope, so you know exactly what the engagement costs before it starts.

Step 3: Analysis & Deliverables

We do the work — reviewing plans, analyzing budgets, visiting the site, evaluating contractor proposals, or whatever the engagement requires. You receive a clear, written report with our findings, recommendations, and any red flags we've identified. No jargon, no padding — just direct, actionable guidance from a builder's perspective.

Step 4: Ongoing Support (If Needed)

For owner's rep engagements or more complex projects, we provide ongoing support throughout the construction phase — attending inspections, reviewing change orders, monitoring quality, and keeping you informed with regular updates. We stay involved as long as you need us and step back when you don't.

Our consulting services are designed for anyone investing in a commercial or light commercial construction project who wants experienced, independent guidance. That includes small business owners building or renovating their first commercial space, developers evaluating project feasibility, organizations or municipalities planning new facilities, property owners considering commercial additions or conversions, and anyone who's received a contractor bid and wants a second opinion before signing. You don't need to be a construction expert — that's the whole point of hiring one.


It depends on the scope. A one-time plan and budget review is typically a flat fee based on the complexity of the project. Owner's representative services for the duration of construction are usually billed hourly or as a monthly retainer. In either case, we define the scope and cost clearly before the engagement begins — no open-ended billing. For most clients, the cost of consulting is a fraction of what they'd lose from a budget overrun, a missed code issue, or a poorly vetted contractor.


Even good contractors can miss things, and not every contractor is equally strong at budgeting, scheduling, or communicating. An independent consultant reviews your project from your side of the table — not the contractor's. We can identify gaps in scope, flag unrealistic timelines, catch budget items that are vague or underestimated, and give you confidence that the contract you're about to sign actually represents what your project will cost and deliver. Think of it as an insurance policy for your investment.

Our formal consulting services are focused on commercial and light commercial projects, but we're happy to provide guidance for residential clients who have questions about a project managed by another builder. A construction consultant typically provides one-time or limited-engagement advice — reviewing plans, auditing budgets, assessing feasibility.
